Application & Approval

 

When will I know if I’m approved?
We pull background checks once all applicants in your group have submitted applications and the income exceeds the requirements on the income page.
 Our system automatically emails you the results of the background checks.

Do I need to apply for each property?
No. Apply once, and we can transfer your application to another available property if needed.

Can I apply for a home on the waitlist?
Yes! Click APPLY NOW on our Vacancies page to get pre-approved.

Tours & Security

 

How do I tour a property?
Call our office to schedule a tour. A valid ID is required.

 

Are there security measures in place?
Yes. All vacant homes have alarm systems connected to a central monitoring station that alerts the police and our local coordinator.

 

 

Deposits & Payments

Do I need to pay the deposit and first month’s rent upfront?

  • Vacant Homes: Yes, but rent is prorated based on your move-in date.

  • Occupied Homes: Rent is due on the lease start date.

 

Can I hold a home by paying a deposit now and moving in later?

  • If the home is vacant, we cannot hold it without collecting rent.

  • If the home is occupied, rent isn’t due until the current tenant moves out.

 

Is the security deposit refundable?
Yes! Full refunds are issued when all bills are paid, the home is cleaned, and there is no damage. We provide a move-out checklist to ensure you meet requirements.

 

 

Rental Rates & Lease Terms

 

Can I negotiate the rent?
No. To be fair to all applicants, rent is set at the advertised price. If the owner lowers the rent, the change will be updated on our Vacancies page.

 

What is the minimum lease term?
All new leases are annual. If you need a shorter term, you can do a Mid-Lease Move-Out by paying a fee and securing a replacement tenant.

 

 

Credit & Background Checks

 

Which credit bureau do you use?
We use the bureau integrated with AppFolio (currently Experian, but subject to change). We do not accept credit reports from other sources.

What if there’s an error on my background check?
We cannot discuss credit report details. Contact the appropriate credit bureau for assistance.

 

If I paid a higher deposit and my credit improves, can my deposit be lowered?
Yes! After your first lease renewal, you can request a credit recheck. If your credit has improved, we will adjust your security deposit accordingly.

Do you accept Section 8 or rental assistance?
No, we do not accept Section 8 or any other rental assistance programs.

 

Do you accept Zillow or third-party rental applications?
No. You must apply directly through our Vacancies page.

 

What happens if the home I applied for is rented before I get approved?
Your application remains valid for 60 days and can be transferred to another available property.

 

What should I do if I suspect a rental scam?
Call the police immediately. Never send payments via unofficial payment methods. Always verify listings on our official website.
